A family-sized standalone for infill sites that still want a real garden.

About the plan

The Highgate exists because the family home didn't fit the infill site.

The Highgate is our largest plan, built for the family that has one last move in them. The main bedroom sits upstairs overlooking the garden, a dedicated dining room is separated from the living so you can close one while using the other, the laundry has a door to the outside, and the hallway is wide enough to pass another person in.

It costs more to build than a terrace or duplex of the same footprint — but a client who chooses the Highgate generally isn't choosing between it and a terrace. They're choosing between building the home they actually want, once, or building a smaller one and moving again in six years. We tend to be honest about that.

Full porcelain tile, semi-frameless shower, wall-hung vanity, back-to-wall toilet, heated towel rail, extractor ducted to exterior.

Envelope

Double-glazed thermally-broken joinery, R3.6 ceiling insulation, R2.8 wall insulation, mixed weatherboard-and-brick facade, 30-year colorsteel roofing.

Services

Heat pump to living area, ventilation system, fibre-ready data, ample EV-capable circuitry in the garage, and LED lighting throughout.
