Modern duplex development in Auckland
Subdivisions & Developments

Duplexes, terraced homes, and multi-unit builds

From a single duplex to a row of terraced homes — we handle the whole development process.

Development is complex. We simplify it.

Building multiple homes on one site involves layers of planning, compliance, construction scheduling, and subdivision that most builders don't deal with day-to-day. We do. It's our core work.

Whether you're building a duplex at the front of your property or developing a larger site into terraced housing, we manage every stage — resource consent, building consent, construction, council inspections, subdivision, and individual title creation.

Our clients include first-time developers who've attended one of our seminars and experienced developers who keep coming back. Both get the same level of transparency and care.

Everything from feasibility to title

Feasibility & Planning

We assess your site's potential, work through the Unitary Plan rules, and help you understand what's achievable — number of units, layout options, likely costs, and projected returns.

Resource & Building Consent

We prepare and lodge consent applications, manage the back-and-forth with council, and keep the process moving. We know what Auckland Council needs and we get it right the first time.

Construction

Multi-unit builds require careful staging. We sequence the work so trades aren't tripping over each other, and each unit reaches lock-up, fit-out, and completion in a logical order.

Subdivision & Titles

After construction, we manage the subdivision process — survey, council applications, and individual title creation — so each unit can be sold or retained independently.

What we build

Duplexes

Two standalone or semi-detached homes on a single site. Often built at the front of an existing property, letting you keep or sell the rear dwelling. Duplexes are one of the most popular development types in Auckland — they're relatively straightforward to consent and build, and the economics work well for first-time developers.

Terraced Housing

Three or more homes in a row, sharing party walls. Terraced housing makes efficient use of land in Auckland's medium-density zones. We design each unit to feel distinct while maintaining a cohesive streetscape. Current Auckland Unitary Plan rules make terraced housing viable on many sites that previously only allowed standalone homes.

Multi-Unit Standalone

Multiple detached homes on a subdivided site. Each home has its own yard, its own access, and its own title. This approach suits larger sites where the land allows generous spacing between units.

New to development? That's fine.

Several of our best projects have been with first-time developers — people who had a section with potential but no idea where to start. We run regular seminars that cover the basics: what sites work, how consent works, what it costs, how long it takes, and what to watch out for.

John Trenwith, one of our clients, put it well: "As first-time developers, we discovered Ashcroft Homes by attending one of their seminars. Throughout each stage of the project, from Resource Consent to construction to subdivision, we could sense the team's genuine passion for their work."
